  Lettings & Management Summary

      The Letting Service

  • Market the property in the appropriate manner.
  • Negotiate and agree terms with both parties.
  • Draw up legal documents and ensure proper execution.
  • Organise inventory "make" and "check in".
  • Arrange for the transfer of utilities i.e. gas, electricity and telephone.
  • Receive initial monies and ensure clearance before handing over keys.

      Part-Management Service

      In addition to the above services Property Care Consultants will:

  • Collect rent from tenants on a monthly or quarterly basis.
  • Forward net funds to the landlord with a comprehensive rental statement.
  • Return appropriate deposit after agreement with landlord and tenant.
  • Deal with routine management matters.

      Full Management Service

      In addition to the above services Property Care Consultants will:

  • Notify utility companies at the termination of the tenancy.
  • Carry out routine inspections and report to owner.
  • Deal with additional matters of redecoration, refurbishment and repair.
  • Lodge and process any relevant insurance claims.
  • Arrange cleaning and repair works arising from dilapidations.
  • Arrange for cleaning and repairs on a change of tenancy
  • Pay appropriate expenditure from rental income.
